Buying a home is exciting, but itโ€™s important to know there are costs beyond just the price of the property! These are called closing costs โ€” the extra fees youโ€™ll need to budget for to make your home purchase official and smooth. Letโ€™s break them down so youโ€™re fully prepared! ๐Ÿ“‹โœ…

1. Property Transfer Tax (PTT) ๐Ÿ’ธ

  • Rate: 1% on the first $200,000, 2% on the portion between $200,000 and $2 million, and 3% on any amount above $2 million.
  • Luxury Tax: If your home is over $3 million, a 5% tax applies to the amount above that.
  • Exemptions: First-time homebuyers and newly built homes might qualify for exemptions or reductions.

2. GST (Goods and Services Tax) ๐Ÿ›๏ธ

  • Rate: 5% on new homes (usually doesnโ€™t apply to resale homes).
  • Rebates: Partial or full GST rebates may be available depending on the purchase price and type of property.

3. Legal Fees & Disbursements โš–๏ธ

  • Range: Typically $1,000โ€“$2,500 depending on complexity.
  • Whatโ€™s Included: Lawyer or notary fees for handling the title transfer, mortgage documents, and final adjustments.

4. Mortgage Default Insurance (CMHC Insurance) ๐Ÿฆ

  • When Needed: Required if your down payment is less than 20%.
  • Rate: Between 2.8% and 4.0% of the mortgage amount, usually added to your mortgage principal.

5. Appraisal Fee ๐Ÿ ๐Ÿ”

  • Cost: $300โ€“$500
  • Why?: Some lenders require an independent property valuation. Sometimes the bank uses automated models, but if they want more certainty, an appraisal is needed.

  • Rate: The Underused Housing Tax (UHT) is a 1% annual federal tax applied to vacant or underused residential properties in Canada. While it primarily targets non-resident, non-Canadian owners, certain Canadian owners may also be subject to the UHT under specific circumstances.
